The Asset
The inVista Triple Net Lease US is a real estate investment vehicle focused on acquiring premium corporate buildings located in the leading technology hubs of the United States. The thesis is supported by three fundamental pillars: recurring dollar income, asset protection, and significant capital gain potential upon the future sale of the assets.
The strategy employs the Triple Net Lease (NNN) model, where all operating expenses – taxes, insurance, maintenance, and condominium fees – are fully paid by the tenants, providing total predictability of net cash flows without operational surprises for investors.
In this thesis, inVista selects only Mission-Critical assets – properties essential for the strategic operation of global giants like Amazon and Microsoft – companies with some of the best credit ratings in the world. These are either new buildings or fully retrofitted properties, where the tenants themselves have invested tens of millions of dollars in customization and vital technological infrastructure for their businesses.
This approach transforms tenants into long-term strategic partners, with a strong interest in remaining in the properties due to the high investment made and the substantial exit costs, resulting in long and solid contracts averaging 15 years. The strategy acquires ready and already leased assets, eliminating construction risks and ensuring immediate dollar-denominated income after the investment.
The goal is to deliver a recurring income of approximately 8% per year in dollars (distributed quarterly), with a targeted final IRR between 12-17% per year before the sale cycle.
